最近,来自西澳房地产协会(Real Estate Institute of Western Australia)的一份住宅市场报告提到,在2017年的最后三个月内,珀斯的独立屋中位价,环比上一个季度上涨了1.2%,而市场上的可出售房源也比前两年有了下降。
该机构的总裁Hayden Groves在接受澳洲金融评论的采访时也提到:
“ 珀斯的房地产市场正在进入复苏期,持续下降的房源数量和逐渐活跃起来的销售数据,是两个比较积极的信号。”房地产中介:越来越多的房屋会通过拍卖出售拍卖市场的火爆程度,是反应一个城市房地产市场的晴雨表,过去几年悉尼,墨尔本市场的高清拍率和高增长率,就是最好的例子。而现在,珀斯的房地产中介似乎要迎来他们的好日子了,不少从业者都预计这里未来的通过拍卖而出售的房产数量,会快速上升。
在过去几年里,“拍卖”一词似乎在珀斯的房地产市场中成了非常稀缺的现象,好像只有悉尼和墨尔本才会使用这种方式出售房产。根据JLL的数据,过去几年,珀斯只有平均3%的房产是通过拍卖出售的,这在一个表现平平的房产市场中,也是可以预期的。
房产中介公司LJ Hooker的全国拍卖经理David Holmes对媒体表示,过去两年(2016-2017)珀斯的房产拍卖数量几乎保持在同一水平,大约每年的拍卖数量在2000套不到,而去年墨尔本的拍卖数量是50,671套,悉尼的数据则是40,281套。
